Fact sheets - Living in a manufactured home residential park

As a partner in the government-funded Building Consumer Confidence – ‘Right Where You Live’ initiative QMHOA has developed a series of 12 fact sheets covering aspects of life in a residential park, including the impact of the Manufactured Homes (Residential Parks) Act 2003, homeowners rights and obligations, and the process of buying and selling a residential park home.

CHANGES TO THE LIVING IN A RESIDENTIAL PARK FACT SHEETS

The QMHOA Living in a Residential Park Fact Sheets contain information on different aspects of the legislation governing manufactured home residential parks in Queensland.

The implementation of changes to that legislation included in the Manufactured Homes (Residential Parks) Amendment Bill 2024 will mean that some, but by no means all, of the information included in the current version of the Fact Sheets will need to be modified.

The changes included in the Bill will be introduced in stages. When they are fully implemented, a new version the Fact Sheet booklet will be published.

Until then QMHOA will progressively provide information sheets to complement the existing version as different measures included in the Amendment Bill are implemented and become law.

Until a new version of the Fact Sheet booklet is available the existing version should be read alongside the attached Information Sheets.

The main Fact Sheet in the booklet that is affected at this time is Fact Sheet 9 “Varying Site Rents”. Much of the information on that sheet still applies, however market rent reviews are now prohibited, the version of CPI to be used is mandated and site rent increases will be capped at 3.5% or CPI whichever is the higher (See Information Sheets 2, 3 & 4 for further details)

In addition, Fact Sheet 3 “Selling a Manufactured Home” does not include information about the “Buy Back and Rent Reduction Scheme” (See Information Sheet 5)
